Where Not To Stay In Charleston Sc

I am looking for advice on where not to stay in Charleston, SC. I have heard that there are areas that may not be safe and I am hoping to get some advice from people who have been there. I am looking for a place that is safe and secure, but also has a good atmosphere. I am hoping to find a place that is close to attractions and activities that I can enjoy while I am there. I am also looking for a place that is affordable and has good amenities. Any advice would be greatly appreciated.
